2nd Chance Homes (http://www.2ndchancehomes.us/Home)
[Georgia] Rent one of our homes at a flexible monthly rental payment. We break up the rents and the security deposit to make it easier for you to get in and stay in the house. For example: If the rent is $1,000 per month, you'll pay $800.00 on the 1st and $200.00 on the 15th. For every month that you make both payments on time, 2nd Chance will gift you back $200.00/per month towards your down payment fund for your own home upon graduation! Throughout your rental period you will attend 5 seminars that will teach you how to make and stick to a livable budget. You will learn about real estate and how to repair your credit. All of this while renting an affordable home and (if paying on time) earning down payment gift asistance! UNBELIEVABLE WE KNOW! Upon graduation from 2nd Chance University and your credit reaches an acceptable level, 2nd Chance will help you get approved with a reliable lender and you now own your own corner of the planet! If the owner of the home you are renting wishes to sell, we get a bank appraisal and sell it to you at a 10% discount from that appraisal. Otherwise, upon graduation we give you 3 home choices that fit your budget and needs. You choose the one you want: we buy it for you, renovate it for you with you choosing the finishes just like in new construction and we sell it back to you at a 20% discount from the bank appraisal! Every home you buy with 2nd Chance will have INSTANT equity based on the appraisal from the bank that will be making the loan. We know... we know... It's PHENOMENAL and part of what makes 2nd Chance the most unique program on the planet.
