Sister's Death Caused Unusual Bills

My husband and I are both retired. We have three properties including our current home. We had managed reasonably well until a series of events in August of 2008. We rented our house to a woman with an invalid son. She paid one months rent and then stopped paying. It took us 13 months to have her legally evicted.
During this time we not only were getting no rental income, we were paying for legal representation. When we regained possession of the property, all cabinets, bathroom fixtures, all kitchen fixtures, laundry room appliances and every light fixture in the house were removed.
While we were going through the expensive legal process, my sister was dying of cancer. When she died I became her sole inheritor. I gained her house, which had a $124,000.00 mortgage and several thousand dollars of credit card debt. After her death, the bank required that we keep all utilities connected and the mortgage current while the house was probated and sold. We completely depleted our savings and used the maximum amount available through our credit cards to pay off her debt and keep up the house.
The house finally sold for less than the amount owed, so our personal debt increased even more. We do not have the funds to repair the house that the tenant destroyed therefore we are not collecting any rent on the property. The combination of the mortgages and household expenses has left us financially devastated. We are struggling to pay the mortgage where we live.
I am requesting the grant to bring my account current in order to qualify for a hardship loan.
